Our services can range from advice on project planning and design to the supervision of construction development, including timeline schedule and the management of the budget.
PROJECT PLANNING
  • To help discover the best options for the project, we will meet with the owner and real estate agents to analyze the best alternatives in terms of locating land or properties in prime development areas in Miami-Dade, Florida.
  • Once the location and type of project that the owner wishes to develop are determined, whether residential, commercial or industrial, we will create a plan according to the budget and time allocated for this investment.
PRE CONSTRUCTION
  • We help the owner or investor with a legal advisor to create and establish their company in this country, if applicable.
  • We coordinate the hiring of architects, contractors and other professionals who will be involved in the project.
  • We will then present a comparative analysis of the offers received.
  • We have the contracts submitted by the architect, general contractor  and subcontractors reviewed legally before they are signed by the owner.
  • We review the plans to verify the construction schedule and budget.

CONSTRUCTION
  • We confirm that the owner, general contractor and their subcontractors are properly insured and licensed.
  • We monitor the development of the construction work, in an effort to make it more efficient in the use of materials, costs and labor.
  • We regularly review the project schedule to confirm the construction progress and inform and advise the owner of any changes to the work that may be reflected in construction costs and progress.
  • At the owners request, we install a webcam system to view the progress of the construction daily.
  • We offer virtual tours (VT) that will allow the investor to see the advances of the construction.
  • We present construction job reports, progress of the schedule, the weather conditions, general observations and photographs as needed.
    • We regularly have meetings with the general contractor, the architect, the subcontractors and the owner or investor.
    • We coordinate with the owner or investor the disbursement of funds in advance for the payments of the general contractor and other administrative payments.
    • We review and approve changes of orders, payment requests by the contractor for work completed and for prescheduled orders.
    • When the general contractor has obtained the Certificate of Occupancy, we advise the owner of the finalized project so that the final disbursement can be issued. The CGC will give a warranty that we can help honor as needed.
    • Finally, we can recommend various services that are required for the management and control of the property or investment.
